01
Day one
A walk-through, about an hour
Della or Isaiah comes over. Isaiah notes what a buyer's inspector will find, before they find it.
02
Within 48 hours
Your value, in writing
A number, the three nearby sales that explain it, and what we'd fix before listing — and what we wouldn't bother with.
03
Within seven days
On the market
Professional photos, a floor plan, a video walk-through and the elevation certificate on page one. We launch on Thursdays, with an open house that Saturday.

To the closing table
Offers, inspection, closing
Every offer explained the day it arrives, the inspection repairs negotiated for you, and one of us beside you at closing.
We show it at high tide.
For homes near the marsh or on a low street, we book the showing around the tide chart, so you see the water, the yard and the road at their highest, before you fall for the kitchen.
Shown at high tide
Showings for low-lying homes are booked around the tide chart.
Elevation on page one
Every home's elevation and flood zone, and a flood-insurance estimate before you offer.
An inspector's walk
Isaiah walks your short list with a flashlight before you write an offer.

Born here, and selling here.
Della Bellamy grew up on James Island and managed rental homes for eight years before she got her license in 2009. Isaiah Daye grew up downtown and inspected more than 2,000 houses before he joined her in 2015, which is why we read a house before we sell it, or let you offer on it.

“Della priced our house on a Tuesday, and it was under contract the next Monday — over asking, with a buyer who actually closed.”
Erin and Jay, West Ashley
“Isaiah found the soft spot under the piazza before our inspector did. We negotiated $14,000 off and had it fixed right.”
Anjali, Wagener Terrace
“We moved from Ohio sight unseen. Celia walked every house on a video call at high tide, so we could see the street.”
Nate and Corinne, James Island

How do you work out what my home is worth?
We walk through it, then compare it with homes that sold nearby, adjusting for size, condition, lot and elevation. You get the number in writing within 48 hours, with the three sales that explain it. It's free, and there's no obligation.
What does it cost to sell with you?
Our listing fee is a percentage of the sale price, agreed in writing before we list, and you pay nothing unless the house sells. Photos, video, the floor plan and the elevation certificate are included.
Should we buy first, or sell first?
It depends on your equity and your timing. At the first meeting we lay out both, with real numbers, and if buying first makes sense we'll introduce you to local lenders who do bridge loans.
Is the house in a flood zone, and does it matter?
Many Lowcountry homes are. We give you every home's elevation and flood zone on page one, and get a flood-insurance estimate before you offer, so you know the true monthly cost.
Do you work with first-time buyers, or people moving from out of state?
All the time. Celia walks homes on a video call for anyone who can't be here, at high tide when it matters, and we'll introduce you to a local lender for a pre-approval before you tour.
